Scale of Charges

Take on Fee

£350.00 plus (VAT at 20% = £70.00) totalling £420.00 payable per property.

 £200.00 payable upfront and non- refundable.

 Balance deducted from first month’s rent.

Full Management Service

10% (plus VAT at 20%) which is equal to 12% of the rent received, deducted by the Agent.

8 % (plus VAT at 20%) which is equal to 9.6% of the rent received, deducted by the Agent for a second new property.

15% (plus VAT at 20%) of the rent received, deducted by the Agent for the management of a HMO.

Collecting rent, liaising with Housing Benefit, paying contractors and deducting commission and Vat (at 20%) is all included in the commission fee.

Tenant Find Only Service

£500 (plus VAT at 20% = £100.00) making a total of £600.00 payable for each letting where the tenant is introduced through the Agent. 50% payable upfront and 50% upon completion.

Credit checks

£30.00 plus (Vat @ 20% = £6.00) making a total of £36.00

Inventory

£100.00 plus (Vat @ 20% = £20.00) making a total of £120.00 if accompanying tenant find only service/ or for additional properties.

Property visits

£55.00 for gas record only in Plymouth

 £75.00 for gas record and a service in Plymouth

Fire Risk Assessment

£95.00 Inclusive of VAT – £160.00 plus (VAT @ 20% = £32.00) making a total of £192.00, depending on Contractor.                 

Maintenance/Repairs

PH4L may deduct 8.333% (plus VAT at 20%) which is equal to 10% from a contractor, where PH4L arrange the repair.

Drawing up and serving sections £45.00 (plus Vat @ 20% = £9.00) making a total of £54.00

Court Application

£60.00 plus (VAT @ 20% = £12.00) making a total of £72.00.

Court Attendance

£70.00 per hour plus (Vat @ 20% = £14.00), making a total of £84.00

Solicitor attending court £150.00 inclusive of VAT

£45.00 per hour (plus Vat @ 20%)

Early termination

PH4l require 3 months’ notice in writing from Landlord to terminate contract. Early termination = £350.00 plus( Vat at 20% = £70.00) making a total of £420.00.

Tenant Fees

Rent in Advance

One month’s rent is required in advance of the tenancy commencing

Deposit

A deposit equivalent to 5 weeks rent is required for all properties.

Replacement Keys

£5.00 per replacement key or if tenant wishes to take master key and obtain a copy themselves, then a refundable holding deposit of £20.00 is required.
