                 Scale of Charges

Take on Fee                                                            £400.00 plus (VAT at 20% = £80.00) totalling £480.00 payable per property.

                                                                                    £240.00 payable upfront and non- refundable.

                                                                                    Balance deducted from first month’s rent.

Full Management Service                                10% (plus VAT at 20%) which is equal to 12% of the rent received, deducted by the Agent.

                                                                                    8 % (plus VAT at 20%) which is equal to 9.6% of the rent received, deducted by the Agent for a second property.

                                                                                    15% (plus VAT at 20%) of the rent received, deducted by the Agent for the management of a HMO.

Utility Readings                                                     Readings taken at start and end of tenancy and relevant utility companies notified.

Test smoke alarms                                               Test existing smoke alarms on day tenancy commences and at property visits for no additional charge.

Property Visits                                                       2 visits per year at no additional charge with fully managed service.

Rent                                                                          Collecting rent, liaising with Housing Benefit, paying contractors and deducting commission and Vat (at 20%) is all included in the commission fee.

Additional Landlord Charges

Tenant Find Only Service                                   £550 (plus VAT at 20% = £110.00) making a total of £660.00 payable for each letting where the tenant is introduced through the Agent. 50% payable upfront and 50% upon completion.

Credit checks                                                         £45.00 plus (Vat @ 20% = £9.00) making a total of £54.00 per person.

Inventory                                                                To accompany tenant find only or for additional properties an inventory will range between £115.00 and £180.00 plus (Vat @ 20%) size dependant.

Property visits                                                       Additional visits £50.00 (plus VAT @ 20% = £10.00) making a total of £60.00

Gas Safety Record                                                £60.00 for gas record only in Plymouth

                                                                                    £80.00 for gas record and a service in Plymouth

                                                                                    £85.00 for gas record only outside of Plymouth

EPC                                                                            £80.00 in Plymouth

                                                                                    £95.00 outside of Plymouth.

Fire Risk Assessment                                          £200.00  – £300.00  depending on Contractor.

Maintenance/Repairs                                        PH4L may deduct 8.333% (plus VAT at 20%) which is equal to 10% from a contractor, where PH4L arrange the repair.

Sections                                                                   Drawing up and serving sections £75.00 (plus Vat @ 20% = £15.00) making a total of £90.00

Court Application                                                 £100.00 plus (VAT @ 20% = £20.00) making a total of £120.00

Court Attendance                                                Member of staff from PH4L – £80.00 per hour plus (Vat @ 20% = £16.00), making a total of £96.00 per hour.

for sale of property                                             £45.00 per hour (plus Vat @ 20%)

Meeting Bailiffs                                                     £55.00 per hour (plus Vat @ 20%)

Change of tenants                                                £250.00 plus (Vat @ 20% = £50.00) making a total of £300.00 To include advertising the property, new inventory & new contracts.

Change of tenants for HMO                             £100.00 plus (vat @ 20% = £20.00) making a total of £120.00. To include advertising, new inventory & new contracts.

To assist with Insurance Claim                        £45.00 per hour plus (Vat @20%)

Early termination                                                 PH4l require 3 months’ notice in writing from Landlord to terminate contract. Full commission is payable for 3 months notice period. Early termination = £350.00 plus     (Vat at 20% = £70.00) making a total of £420.00 for immediate termination.
